ROOF CERTIFICATION
Maximize your peace of mind with expert roof certifications from Guardian Roofs.
Real estate deals can be risky, whether you’re the buyer or the lender. Before you close that deal, make sure you have an expert roof certification in place. That way, though many unknowns about the property will remain, you can at least rest assured that you have a full and complete picture of the condition of the roof and its remaining life expectancy.
If you are selling a property, you may want to consider getting a roof certification yourself to provide potential buyers and their lenders with peace of mind about the property.
Maximize your peace of mind with expert roof certifications from Guardian Roofs
At Guardian Roofs, we can draw on our decades-long experience in the industry to conduct thorough roof inspections and evaluations that will reveal any hidden problems with the roof and provide you with a detailed understanding of its condition. As part of the roof certification process we will pay careful attention to:
Possible Movement
Condition of Roofing Materials
Number of Layers of Materials
Ridges, Caps and Edges
Soundness of Drains, Downspouts and Gutters
Condition and Quality of Past Repairs (if disclosed)
Flashing Around Roof Pipes, Chimneys, Vents, Valleys and Mounting of HVAC Units
Assuming the roof is in good condition
We will issue a roof certification including our professional estimate of its remaining service life. This certification carries our promise that the roof will not have leaks or other problems for anywhere from 1 to 5 years, barring natural disasters or severe weather damage.
If we determine the roof needs repairs, the certification cannot be issued until these roof repairs are complete. You can rely on our roofers to provide honest information about repair needs along with fair estimates for the work.

Guardian Roofs

- We had an excellent experience with Guardian Roofs. Mark, the sales rep, was outstanding. He was pleasant, knowledgeable, and very thorough in his assessment of our 30+ year old clay tile roof. Diana and the office staff were friendly and … More professional. Scheduling the project and the City permitting process went smoothly and expeditiously. I can't say enough about the crew that worked on the roof. They were hard working, knew exactly what to do, and did an outstanding job. They truly cared about their work, and it showed. Even the owner's son, Justin, stopped by to check on the progress. Thanks again to Luis, Joseph, "Pancho", and everyone involved who made this possible. Getting a new roof is a big deal, filled with many uncertainties, but I would not hesitate to recommend Guardian Roofs. They made the process stress free and the results were superb.
- Guardian Roofs was selected from a list of 10 roofers during my quest to replace fascia boards. Mario Gutierrez was prompt to inspect the damages boards and offer a reasonable bid for replacement. The project was promptly calendared and … More his crew arrived on time. The work was professional, even upgraded to include superior materials and workmanship to new building codes.
- I was working with Mario! He was awesome, I had 3 companies come out to check my roof including guardian roofing the first 2 weren’t ideal they didn’t bother going on the roof they tried to bargain with me to get my business. Mario was … More easy to work with he was flexible and was able to get his guys out here asap! Mario has both roofing experience and sales/management experience
His crew he sent were clean quiet and quick!
When I went on the roof to check the work it was beautiful! The price was fair for what we got.
The crew went the extra mile to check our attic to make sure they’re wasn’t any other leak and to check the ac suit to make sure that wasn’t leaking
They were friendly
Define recommend - I needed a new roof and Mario did the estimate for Guardian. He was the most thorough and provided a full explanation and description of the job. He managed the project and kept me informed. His crew was awesome. Friendly and accommodating … More and went the extra mile. I had some hidden damage to the underlying wood and they showed me exactly what they found. The crew cleaned up at the end of each day. The roof looks great and I am totally satisfied
- Guardian Roofing comes highly recommended. I had my roof installed from them in 2005 and over the years have had no issues. The attention to detail and finished product exceeded my expectations. Fast forward 20 years later. I called for … More a routine maintenance service and they came through again. I knew the work needed was minor only to replace a few broken tiles and reseal the roof vents. Dan Hill came through. He was prompt and very responsive. Maintenance service was scheduled and ultimately performed by Alex. The attention to detail was impeccable. I highly recommend Guardian roofing for anyone either wanting their roof to be maintained or a new roof. They won't disappoint.
